A site search project usually proceeds in three steps.
First of all, it is important to know your goals, needs and the period of the start of production or service. This results in the geographical search regions, the requirements for the location and the time schedule of the work.
In addition to the requirements for the location, it is also important to have concrete representations of what benefits the planned establishment will have for the location. In times of scarce land and other resources, mayors and council meetings must also be convinced of the positive effects of a settlement.
The information on the needs is summarized in a briefing document with an initial presentation of the company.
In a second document, the positive effects for the location, such as planned workforce, training positions, sponsoring, business tax, synergies, etc., are presented. Both documents are usually anonymous, i.e. only the origin and industry of the company are mentioned.
The second step is then to search along a longlist of potentially suitable sites, checking the following points:
- Is there a fundamental interest in the settlement?
- Are there suitable plots of land, buildings and infrastructure to meet requirements?
- Do existing development plans allow the construction of the necessary buildings in terms of height, size and other requirements?
- Is 24/7 production possible (location in industrial or commercial area)?
- Does a permit for certain processes seem possible according to the Federal Immission Control Act (BImSchG.)?
- Are there purchase or rental properties that meet the requirements?
- Does the location basically meet the logistical requirements of the company?
- Are the required connections for the media and energy supply secured?
- Are the required quantities available?
- Are skilled workers likely to be available at the site?
- Initial surveys of the costs for the investments and future operating costs at the site
- What funding is available in the region for the company?
- Who are the responsible contact persons of the local economic development and politics?

The data on the sites that appear to be suitable are prepared in a table and a Value-in-use analysis is carried out. For this purpose, assessments are determined which are weighted with factors to create a ranking. This table is kept online and can be viewed by the company at any time.
The table also includes links to maps and aerial photos. Parallel to this, an online map is maintained on which the requested locations are entered according to their status.
All data and documents are continuously made available online to all those involved in the project. Regular reports on the progress of the project can be arranged. This work is carried out as desktop research and via telephone.
The result of the work is a ranking of suitable locations, from which recommendations for a shortlist are derived.
Individual location factors can also be compared directly with each other. Various other evaluations are possible.
In a third step, the individual processing of the locations on the shortlist takes place.
Here, in preparation for on-site appointments at the location, the anonymity of the company is lifted.
Previously unanswered questions are answered. New questions arise that need to be clarified. For certain requirements, possible solutions have to be developed on site with partners.
In this point, the costs of the location move more into the focus of the work. In other words, it must be checked whether the investment costs and the operating costs that can be expected in the long term at the site are in line with the company's plans.
As a result of the work, the number of sites in the shortlist is reduced until the most suitable site is determined.
